01 — Brand & design translation
From design intent to buildable solutions. We take the global design manual, the prototype, the architecture, the specifications and the branding standards and turn them into a project that can be built in Mexico.
- Mexican construction requirements and applicable codes.
- Full engineering calculated to local standards.
- Landlord and shopping-center requirements.
- Materials available in the country and approved equivalents.
- Constructability: details local crews can execute.
- Local suppliers for finishes, furniture and equipment.
02 — Preconstruction
Solve problems before they reach the jobsite. This is the stage that saves the most money and time: the project is reviewed in detail before contracts are signed and the site is opened.
- Line-item budget with quantities.
- Constructability review.
- Value engineering without sacrificing brand image.
- Construction schedule aligned to the opening date.
- Procurement plan.
- Long-lead item identification.
- Risk identification for the building and the property.
- Permitting coordination and advisory.
03 — Controlled execution
Visibility from start to finish. Throughout construction the client knows the status of these variables at all times:
- Budget: tracked against contract, with change orders approved in writing.
- Schedule: actual progress against plan and critical path.
- Procurement: purchases, deliveries and equipment in transit.
- Change orders: priced and approved before execution, with cost and time impact.
- RFIs: technical queries resolved and documented.
- Site progress: photographic reports.
- Quality: in-house supervision on site.
- Site safety.
04 — Turnkey handover
Ready to operate. The job is finished when the location can open, not when the last scaffold comes down.
- Commissioning and systems testing.
- Punch list and its close-out.
- Documentation: as-built drawings, manuals and warranties.
- Furniture coordination and installation.
- Equipment coordination and start-up.
- Formal turnover to the operator.
- Opening readiness.
05 — Replication
Every opening makes the next one more predictable. In a multi-unit program the value is not building the same store many times; it is that each unit improves the next:
- Specifications refined with what was learned on site.
- Supplier performance measured by market.
- Construction times that tighten with each unit.
- Early procurement of recurring items.
- Recurring details already solved and standardized.
- Known risks by property and building type.
- Standardized solutions that reduce decisions on site.
Where it has been applied
140 Tommy Hilfiger points of sale, 52 Chili's, 16 H&M, 14 Planet Fitness, 10 Forever 21 and 10 Old Navy, among other programs. In total, 302 units within multi-unit programs.
Frequently asked questions
Is the AC Delivery System a certification?
No. It is the internal working method of Arquiconceptos, documented in five stages. It is not an external standard or a registered trademark; it describes how we organize every project.
Does it apply to a single project too?
Yes. The first four stages apply to any project, whether one store or a full headquarters. The fifth, replication, adds value when there is more than one unit.
What does the client receive at close-out?
A location ready to operate, as-built drawings, equipment manuals, warranties, a documented punch-list close-out and the administrative close of the contract.
How are changes handled during construction?
Every change order is priced and approved in writing before execution, with its cost and schedule impact, so the client decides with complete information.
